Allocation
- Central Point allocates units to dealers. A dealer cannot place a hold on a unit and cannot reserve stock by asking. This is the mechanism that stops two dealers selling the same floor to two families.
- Allocations are recorded against the unit, with who allocated it and when.
- Unsold allocations can be reshuffled to another dealer. You will be told, not discover it.
- Selling a unit allocated to another dealer is possible but requires a reason recorded against the booking. It is visible, permanently.
Price
- Quote from the published price sheet. It is generated from the system that issues contracts and is the only sheet we stand behind.
- Never quote from a file forwarded to you. If a sheet in circulation differs from the published page, the published page is correct and we want to see the other one.
- Negotiated prices are allowed and are recorded on the contract as negotiated. Nothing is settled off the books.
- Unit premiums are added to the published floor price as a separate line, never folded into the headline.
Money
- Every payment must generate a receipt from the system, on the day it is taken. No exceptions, no “I will enter it tomorrow”.
- Never take money from a buyer without recording it. An unrecorded payment cannot be credited to their file, and when they discover that, it will be your name on it.
- Buyers are told on this website to check that every payment appears against their file. Assume they will.
What you tell buyers
- Do not describe this project as approved by any authority other than the one named on the approval page. Not in a message, not verbally, not in a forwarded graphic.
- Do not quote room dimensions or covered areas that are not published. When the drawings are issued you can quote them; until then, say they are not issued.
- Do not promise infrastructure, appreciation, or a timeline we have not published.
- Send buyers to the registry rather than answering legal questions yourself. It is more convincing than you are, and it cannot be misremembered.
Your commercial terms
Issued to you in writing at onboarding. They are between you and Central Point, and they do not appear on any buyer-facing document — not the price sheet, not the schedule, not the contract, not the receipt.
That confidentiality runs both ways. We do not discuss your terms with buyers or with other dealers, and we expect the same.
What ends the relationship
- Taking money from a buyer without issuing a receipt.
- Claiming an approval, an authority or a specification we have not published.
- Quoting a price that is not on the published sheet.
- Telling a buyer something about their ownership that contradicts the registry.
These are not warnings-then-review. A buyer misled on any of the four has a real problem and so do we, and the relationship ends.
What you can expect from us
- Allocations honoured for their stated period.
- A price sheet that does not change without the page changing.
- Assets with issue dates, so you can tell current from forwarded — see the kit.
- Answers to a buyer’s hard questions published in public, so you are not carrying them alone in a meeting.
