01 Is buying a single floor legal in Pakistan?
It is legal when the building was approved to be what it is, by the authority with jurisdiction, before it was built and sold. The Karachi crackdown you may have read about targeted portions and extra floors built without that approval. Central Point is approved by the Tehsil Municipal Administration, and the reference and scan are published so you can verify them at the authority yourself.

A defined instrument over a defined unit in an approved building — not registered title to land, which no floor buyer anywhere in Punjab receives. We publish the specimen document rather than describing it, and we recommend your own lawyer reads it before you pay anything.

The roof terrace belongs exclusively to the second floor. The staircase is shared by the first and second floors, and the ground floor does not use it because it has its own street entrance. The roof slab and waterproofing are maintained by all three, because when they fail everyone gets wet. All of it is allocated in writing before anyone buys.

Yes. Each floor is separately metered for electricity and gas and billed directly by the utility. Water is the exception: one connection, one tank and one pump, with the cost shared equally between the three floors.

Between Rs. 52,50,000 and Rs. 57,50,000 depending on the floor, with 15% at booking and 36 monthly instalments. Every figure is published — there is no enquiry required to see a price.

No. The down payment plus all instalments equals the price of the floor exactly. You can check it: the running total on any of the three schedules ends on the price.

Because it has neither a street door nor the roof. It is the same built area and the same build quality — it simply has no exclusive extra attached, and it is priced for that. In practice it is also the coolest floor in summer, since the second floor takes the sun before you do.

Yes, once your instalments are clear. You need a no-demand certificate from us, which we cannot refuse if nothing is outstanding, and the other two owners have no veto. Be aware the resale market for a single floor is narrower than for a plot — that is a real cost of buying this way.

That depends on the lender and it is a question to put to the bank rather than to us. Some will decline. We will give you the exact documentation a credit officer asks for, and if a lender says no we would like to know which one and why.

You are contacted, your file is marked in arrears, and you are asked for a plan — we would much rather hear from you in advance than chase you. Arrears are measured against your file as a whole, so paying ahead earlier protects you later. Continued default has consequences set out in your contract.

No. There is no monthly charge, no society fee and no management company. Three owners split specific shared costs when they arise. If anyone quotes you a monthly charge, ask them to show you where on the price page it appears.

No document makes a difficult person easy. What the documents do is remove the ambiguity that turns ordinary friction into a dispute: who pays for the pump, who may use the stairwell, what happens when the roof needs work. Necessary repairs can proceed on two owners out of three, so one person cannot hold the building hostage.

No, and we will not use that phrase. Central Point is approved by the Tehsil Municipal Administration, which is a different authority and a different instrument. Searching the LDA approved-schemes list for our name will find nothing — that is because you would be looking in the wrong register, not because the approval is missing.

The dimensioned architectural drawings are not published yet, and until they are we will not quote you room sizes — including verbally. Treat any dimension you are given by anyone as unconfirmed until it is in writing. The better option in the meantime is to come and stand in the space.

Yes, and you can go without us if you would rather. Come on a weekday evening — a main-road site at 11am tells you nothing useful. For buyers abroad we will do a live video call from the site with whoever you want on it.
