People often file this project under “apartments” because it is a home that is not a plot. The comparison is worth making properly, because the two are unalike in the ways that matter most.

The risk that made apartments frightening

The reason many Pakistani buyers are wary of apartments is not the stairwell. It is what happens when the arrangement above the building fails. When a developer’s lease over the land is cancelled, apartment buyers can find that what they hold does not survive it — a risk the Islamabad High Court laid out plainly in the One Constitution Avenue matter, where buyers were left without independent ownership.

Legislation has begun to address this, but narrowly: the condominium framework passed for Islamabad Capital Territory does not extend to Punjab. Anyone telling you it covers a project in Lahore is either mistaken or hoping you will not check.

So the question for any multi-owner building in Lahore is the same one: what, precisely, does the buyer end up holding, and what is it attached to? Ours is answered on what you actually receive, at length, including its limits.

Where an apartment is the better buy

  • You want facilities — a lift, a gym, standby power, gated security, a maintained lobby. Three owners cannot provide those, and pretending otherwise would be dishonest.
  • You want someone else to handle every maintenance decision, and you are content to pay a monthly charge for that.
  • You are buying to let. Apartments have a deeper, better-understood rental market.

Where this is the better buy

  • You do not want a monthly charge for the rest of your life, and you would rather fix the pump when it breaks than pay every month in case.
  • You want the number of people who can outvote you to be two.
  • You want your relationship with the developer to end when you get your keys. Ours does.
